Marblehead’s incredible booming market, according to Trulia
I suspect that one day Trulia will get access to accurate information about the Marblehead market and when that happens my fun will come to an end.
But better yet. According to Trulia: “The median sales price for homes in Marblehead, MA for Jan 15 to Apr 15 was $1,115,000 based on 4 home sales. Compared to the same period one year ago, the median home sales price increased 132.3%, or $635,000.” Wow indeed!
But wait a minute. Didn’t I already publish a report from Trulia about the market from Jan 15 to Apr 15?
Why yes, on April 25 I published this extract from Trulia:”The median sales price for homes in Marblehead, MA for Jan 15 to Apr 15 was $482,500 based on 4 home sales. Compared to the same period a year ago, the median sales prices increased 4.7% or $21,500.”
The same period, two wildly different numbers, both completely inaccurate. In the stated period there were actually 32 SFH sales at a median price of $535,000 and 6 condo sales at $209,000. Even combining the two produces a median price of $525,000.
As I said in my last post: “It seems that Trulia is fairly accurate on listings and very accurate on Open Houses. What puzzles me is, if it has this information accurately, why does it not have accurate sales information? Can anybody answer that question?”
