Essex County Mid-Year 2017 Housing Market Report

Single Family Homes (SFH)
After passing $400,000 for the first time in 2016, the median price of a SFH increased 7.5% in the first half of 2017 to a new record of $430,000. Sales were down slightly, a reflection of continuing low inventory.

Condos

The median price of the condos sold in Essex County increased by 10% over 2016, while sales were up 11%.  The condo market has seen a significant volume of new construction which, in general, occurs at higher prices, and these higher prices help to increase the median price overall.

Beverly Mid-Year Review: By The Numbers

Beverly is seeing a lot of new construction, particularly in the condo market, and as new construction is generally of higher-priced properties, this construction moves the median price of homes sold upwards.

The median price of a Single Family Home (SFH) increased 8%, while sales dropped back from the 2016 level.

The most significant factor affecting the condo market in the last year has been the new Elliott Landing development of 73 higher-priced condos – of which just 6 remain for sale. The impact of Elliott Landing was evident in the second half of 2016 and the first half of 2017.

No: Saving to buy a Home IS a good idea!

In this Buying a home can be a terrible investment interview, Michael Katchen, the 29-year-old co-founder and CEO of millennial-focused investing company Wealthsimple claims that there are better investments than real estate, Katchen says: “I would pick a diversified portfolio over a house as an investment.”

Katchen goes on to say:”Between the down payment and mortgage payments, Katchen says new homeowners end up having to limit the amount that they go out with friends or visit their families because they are cramped by making payments toward their house.”

While Katchen dismisses the concept of cutting back on “going out with friends” in order to save to buy a home, his opinion does not seem to be shared by his fellow millennials, according to a recent article featuring this data produced by the National Association of Realtors.

Over time, owning a home has proven to be a sound financial proposition; but the primary motive should be to obtain and provide security for one’s family.

Salem Mid-Year Review: By The Numbers

The median price of a Single Family Home (SFH) increased slightly in the first half of 2017, while sales fell back to the levels of 2014/15.

1 in 4 Home Buyers is Single

Katharine Hepburn’s home: less than half price

Katharine Hepburn’s former Connecticut home is back on the market for $11.8 million, which is a steal compared to its 2011 listing price of $28 million. Hepburn’s parents bought the Old Saybrook home in 1913, and she spent summers there as a child; in 1938, several years after she received her first Academy Award, the house received significant damage from a hurricane and the actress decided to rebuild the structure to what it is today. Up until her death in 2003, she still spent summers there. The 8,368-square-foot home sits along 220 feet of Long Island Sound beach. The six-bedroom, eight-bathroom space was built in 1939 and was completely renovated to preserve the home’s aesthetic in 2005.
