The median price of the Single Family Homes (SFH) sold in the first 9 months of 2018 reached $700,000, a 7% increase year on year. Sales declined again, reflecting the shortage of inventory.

Swampscott Q3 2018 Report: Median Price nearing $600,000
The median price of the Single Family Homes (SFH) sold in Swampscott in the first 9 months of 2018 increased 11% to a new record $590,000, while the median condo price, boosted by the new Avery development, increased 19% to $359,000.

Beverly Q3 2018 Report: Market Stable
The median price of the SFHs sold in Beverly remained essentially flat, as it has been for the last 7 Quarters. The effect of the Elliott Landing development is still unwinding from the statistics.

Beverly Housing Market Mid-Year 2018 Review

The median price of the Single Family Homes(SFH) sold in Beverly in the first half of 2018 was slightly lower than in 2017, a year which saw a sharp increase. The apparent roller-coaster in the median price is explained by the development at Elliot Landing.

Essex County Q1 2018 housing market: prices continue to increase
The table in this report shows the median SFH price for each town for the last three years; and the median price and sales for Q1 for 2017 and 2018. The mid-year data, which I shall publish in mid-July, will give a better feel for the market in individual cities and towns, but these numbers support the general perception that the housing market in Essex County continues to show price increases.

Essex County Q1 2018 Housing Market By The Numbers

The median price of SFHs sold in the 34 cities and towns of Essex County in Q1 2018 increased from Q1 2017 but was in line with late 2017. Sales were down slightly.
The median price of the condos sold in Essex County was consistent with recent quarters, while sales dropped from a year ago.

Reflecting the continuing shortage of inventory, sales of SFHs in Q1 2018 dropped from 36 to 26, while the median sale price exceeded $700,000 for the third consecutive quarter.

The median price of the SFHs sold in Q1 2018, the quarter with the lowest sales of the year,was consistent with recent quarters, while sales dipped a little. Q1 is a quiet quarter for sales, but 2018 saw several new condo conversions or new construction sales, which typically are higher-priced units.

Peabody Q1 2018 Housing Market By The Numbers

The median price of the SFHs sold in Peabody in Q1, the smallest quarter for sales in the year, moved ahead strongly, while sales dropped back from 2017’s record level. The median price of the condos sold in Q1 broke through $300,000, with indications that it will remain above $300,000 for the first half of the year.
