Beverly, Salem and Swampscott Housing Market Reports
In the world of small numbers it is necessary to be cautious about drawing too many conclusions. That is why, for example, I am not including percentage changes for the tables below. The message I take from these numbers is that, in general, the market continues to progress in an orderly manner.
The increase in the median price of SFHs warrants further investigation. Here is the breakdown of sales by price:
Sales were down sharply in 2015, and the proportion of sales under $350,000 dropped from 46% of the total to 30%. Thus it would seem that the main reason for the jump in the median price was the change in the sales mix.
These numbers track broadly what happened both in Essex County and Massachusetts as a whole:
